Japanese Real Estate Firm GATES to Tokenize $75M in Tokyo Property on Oasys Blockchain

GATES Inc., a Japanese real estate investment firm, is pioneering large-scale property tokenization in Japan. The company plans to tokenize $75 million worth of income-generating properties in central Tokyo, utilizing the Oasys blockchain. This initiative aims to simplify access to Japan’s real estate market for international investors who often face complexities in navigating legal hurdles, regulations, and language barriers. The move is significant, as GATES intends to eventually tokenize over $200 billion in assets, representing approximately 1% of Japan’s $20.5 trillion property market.

This strategic move leverages the growing global interest in tokenized real-world assets (RWAs). Forecasts predict a substantial market for tokenized assets, with estimates reaching $18 trillion by 2033, encompassing bonds, equities, and real estate. Dubai, for instance, projects a $16 billion market for tokenized property by 2033. GATES claims to be the first major Japanese company to undertake such a large-scale property tokenization project.

Founded in 2012, GATES boasts a strong track record, reporting $145 million in revenue in 2024 and is currently pursuing a Nasdaq listing. The company’s tokenization strategy streamlines the investment process for foreign buyers. By recording ownership on the blockchain, the need for local intermediaries is reduced, making transactions more efficient and transparent. To ensure regulatory compliance, tokens will be issued through an overseas special purpose vehicle.

GATES’ collaboration with Oasys, a layer-1 blockchain initially focused on gaming, highlights the blockchain’s expanding application in traditional sectors. Oasys has recently shifted its focus towards RWA tokenization, recognizing the potential for applying blockchain technology to real estate and finance. This partnership aligns with Oasys’ broader strategy to leverage its Japanese roots in the global market.

Following the initial Tokyo rollout, GATES intends to expand its tokenized real estate model to the U.S., Southeast Asia, and Europe. Future plans include tokenizing intellectual property rights related to Japanese media franchises, further extending the reach of blockchain technology within the cultural and financial sectors.
