U.S. Housing Regulator Could Let Crypto Be Considered in Mortgage Applications

The Federal Housing Finance Agency (FHFA) is initiating a comprehensive study to determine whether cryptocurrency holdings should be considered when individuals apply for mortgages in the United States. This review, spearheaded by Director Bill Pulte, will analyze how assets like Bitcoin (BTC) could be integrated into the existing income and wealth verification processes employed by Fannie Mae, Freddie Mac, and the eleven regional Federal Home Loan Banks—institutions that underwrite the majority of U.S. mortgages.

Pulte’s announcement comes amidst a growing trend of increased crypto-friendliness within the U.S., particularly under the administration of President Donald Trump. Pulte himself, sworn in on March 14th after his nomination by Trump, holds significant personal investments in the cryptocurrency market. Public filings reveal his ownership of up to $1 million in both Bitcoin (BTC) and Solana (SOL), along with stakes in Marathon Digital Holdings (MARA), various air conditioning companies, MrBeast Industries, and Elon Musk’s X (formerly Twitter).

Currently, Fannie Mae and Freddie Mac stipulate that cryptocurrency holdings must be converted into U.S. dollars and held within a U.S. or state-regulated financial institution to be considered as part of a mortgage application. This requirement reflects a cautious approach to incorporating digital assets into the traditional mortgage underwriting process. The FHFA’s study aims to critically evaluate the existing framework and explore potential modifications.
